By late August in San Antonio, the ground around most houses has been giving up moisture for months. Clay soils that swelled through spring have contracted, and on a lot of properties you can see it: a gap has opened between the soil and the slab edge, wide enough in places to drop a pencil into.
That gap is the visible end of a process that has been happening under the house as well. This post is about what that means, what is worth checking before the fall rains arrive, and where the limits of a seasonal observation sit. Seasonal soil movement is the single condition that shapes most foundation repair work in San Antonio, so it is worth understanding before you draw conclusions from what you can see.
Why Late Summer Is the Interesting Part of the Cycle
Expansive clay changes volume with moisture content. Through a wet spring it takes up water and swells. Through a dry summer it releases water and shrinks. Neither on its own is a problem. Structures sit on soil that does this every year and most of them are fine.
What produces movement is the unevenness. Moisture does not leave the ground uniformly. The shaded north side of a house holds moisture longer than the west elevation baking through August afternoons. A bed under a downspout stays damp. A corner near a mature live oak dries faster than the rest because the tree is actively drawing water out of it.
By late summer, those differences have accumulated into their annual maximum. One part of your perimeter has shrunk more than another, and the slab above has to bridge that difference.
What Is Worth Checking Right Now
The perimeter gap, and where it is not
Walk the whole perimeter and note where the soil has pulled away from the slab and where it has not. A gap that runs consistently around the house is telling you about the season. A gap that is three-quarters of an inch on one elevation and barely present on another is telling you about the moisture differential, which is the more useful observation.
Doors and windows, with the season in mind
Late summer sticking is genuinely ambiguous, which is why noting it now and again in March is worth more than noting it once. Timber swells in humidity and shrinks in dry air, so seasonal sticking that reverses is usually a wood story rather than a foundation one. Sticking that has worsened each year regardless of season is a different signal.
Cracks, measured rather than glanced at
If you have visible cracking, this is a good moment to mark and date the ends of each one and photograph it with a ruler held flat against the surface. Do it again after the fall rains and again in spring. The comparison between those images tells you more than any single photograph ever will, including one sent to a contractor.
Downspouts and grading
Before the rain arrives is precisely when downspout discharge points and perimeter grading are worth correcting. When several inches of rain lands on dried, shrunken clay, water goes into the cracks and reaches depth quickly. Where it concentrates determines how uneven the re-swelling will be.
On Watering Your Foundation
This comes up constantly in August, and the honest answer has more qualifiers than people want.
Consistency helps. The objective is to reduce the size of the seasonal swing and the difference between elevations, not to saturate the ground. A soaker hose laid at a consistent distance from the foundation, running on a regular schedule for a modest period, does more good than an occasional heavy soaking.
Several things matter here:
- Follow current SAWS watering rules. Restriction stages change, and foundation watering is treated differently under different stages. Check the current stage rather than relying on what applied last year.
- Even coverage beats volume. Watering one side of the house and not another creates exactly the differential you are trying to avoid.
- Do not overdo it. Saturating clay against a foundation creates its own problems, including hydrostatic pressure and, on pier-and-beam homes, crawlspace moisture and wood rot.
- It will not reverse settlement. Watering can reduce the risk of further movement. It does not lift a slab that has already dropped, and no one should tell you otherwise.
The realistic claim
Consistent perimeter moisture reduces the magnitude of seasonal shrink-swell movement. That is a risk-reduction measure. It is not a repair, it is not a cure, and it does not replace measurement if you already have evidence of movement.
What the Fall Rains Will and Will Not Tell You
When the rains come, a few things typically happen. The perimeter gap closes. Some doors that were sticking start operating better. Some cracks narrow slightly.
It is tempting to read that as the problem resolving itself. Sometimes it genuinely is seasonal cycling and there was never a structural issue. Sometimes the house has moved down over several years and the annual swelling simply masks it for a few months each spring.
The way to tell the difference is a measured baseline. An elevation survey taken now, at the dry end of the cycle, compared against one taken in spring, shows whether the structure is returning to the same position each year or working its way steadily in one direction. That comparison is the single most useful piece of information a homeowner in this region can hold.

A Practical Checklist for the Next Six Weeks
- Walk the perimeter and note where the soil has pulled away and where it has not.
- Mark, date, and photograph every visible crack with a scale in frame.
- Check every downspout and extend any that discharges at the slab edge.
- Look for beds and patios that have built grade up against the brick ledge.
- If you water, water evenly and check the current SAWS stage first.
- Note door and window operation room by room, with the date.
- Repeat all of the above after the first significant rain and again in spring.
None of this is a diagnosis, and that is the point. It is documentation, and documentation is what turns a vague worry into a question that can actually be answered.
