Every homeowner researching foundation repair wants a figure, and every honest answer starts by explaining why a single figure cannot be given.
Foundation repair is not a product with a unit price. The same visible symptom can produce a project needing six perimeter piers or one needing twenty-four piers with interior access and plumbing testing. Those are different projects by an order of magnitude, and no average bridges that gap usefully.
What we can do is set out exactly what moves the number, so that when you receive a quote you can see where the cost is coming from and whether it is reasonable. That is more useful than a figure, and it is what this guide does. The written quote itself comes after a foundation evaluation.
The Factors That Actually Drive Cost
Pier count
The single largest driver on most slab projects. Pier count comes from the elevation profile and the load conditions, not from square footage. A 1,600 square foot home with a dropped corner may need eight piers. A 1,600 square foot home with perimeter movement on three elevations may need twenty-five.
Anyone quoting a pier count before measuring your floor is guessing.
Installation depth
Piers are driven to refusal on competent material, so depth is an outcome of the ground rather than a choice. Across the San Antonio area, depth varies considerably, and on the Hill Country side it can vary within a single lot. Deeper piers mean more material and more time per pier.
This is why a proposal should state its depth assumption and how a variance is handled in writing.
Interior versus exterior access
Perimeter piers are installed from outside. Interior load lines require either opening the floor from inside or tunnelling beneath the slab from outside. Both are substantially more involved than perimeter work, and both carry consequences: interior access removes flooring in the work area, tunnelling adds excavation time and cost.
Excavation conditions
Rock near the surface, saturated clay, buried utilities, tight side yards, mature root systems, and fences or structures near the work line all slow excavation. On a project with twenty pier pits, an hour of extra difficulty per pit is a meaningful figure.
Engineering
Where a permit requires a sealed design, or where a consequential structural conclusion is needed, a Texas licensed professional engineer is involved and that is a separate cost. It is not always required, and a proposal should say clearly whether it is included, referenced, or absent.
Permits
Requirements depend on scope and on the jurisdiction handling your address, which across this area may be the City of San Antonio, a suburban municipality, or a county. Permit cost is usually modest relative to the project. Permit handling, meaning who applies and who manages inspection, is worth confirming.

- Hydrostatic plumbing testing before or after a lift.
- Plumbing repair where a leak is identified.
- Drainage correction where site conditions warrant it.
- Tree root barriers where root-related moisture loss is a factor.
Restoration
The baseline on most projects is backfill and rough grading. Anything beyond that, including turf, beds, irrigation reinstatement, flooring replacement over interior work, and cosmetic repair of existing cracking, is scope and should be stated explicitly.

How to Read a Quote
A quote you can evaluate should tell you all of the following. If any are missing, ask before comparing totals.

The most expensive mistake
Comparing two totals without aligning the scopes. If one proposal includes twelve piers and interior access and another includes eight exterior piers, you are comparing two different projects. The cheaper one may be correct, or it may be doing less. The total alone cannot tell you which.
Where the Money Is Well Spent
Two things consistently prove worth paying for, and they rarely appear as the cheapest option.
Proper assessment. A full elevation survey with a plotted profile costs time, and it is what prevents a scope that treats a symptom. Repairs designed around an incomplete picture are the ones that come back.
Documentation. A written scope with exclusions, a pier log, warranty terms you can actually read, and post-repair elevation documentation. That package is what a future buyer’s inspector or engineer will ask for, and it is what makes the repair an asset rather than a disclosed unknown.
Neither shows up in a headline price. Both determine whether the project was worth what you paid.
