Why Drainage Matters to a Foundation

Expansive clay soil changes volume with moisture. It swells when it takes up water and shrinks when it dries. That behaviour is not a defect, it is simply what clay does, and San Antonio has a great deal of it, particularly through the northeast corridor toward Converse, Cibolo, and Schertz.

That soil behaviour is the underlying driver behind most foundation repair in San Antonio, and drainage is where it can often be managed before it becomes structural.

The part that damages a structure is not moisture itself. It is uneven moisture. A foundation sitting on soil that is uniformly wet or uniformly dry is under uniform conditions. A foundation with a saturated north side and a parched south side is sitting on ground that is expanding in one place and contracting in another, and the structure has to absorb that difference. That is where differential settlement, cracking, and sticking doors come from.

Drainage work is moisture management. Its purpose is to make the moisture around the perimeter more consistent by removing the concentrations: the corner where the downspout dumps, the low spot that holds water for two days after rain, the bed that stays saturated because it was built up against the slab.

What We Look At First

Before any system is designed, we map where water actually goes on your property.

  • Grade around the perimeter. Does the ground fall away from the foundation on every elevation, or does it fall toward the house somewhere?
  • Roof runoff management. Where does each downspout discharge, and how far from the foundation? A roof sheds an enormous volume in a Texas storm.
  • Standing water near foundations. Where does water sit, and for how long after rain?
  • Erosion evidence. Washed-out bed edges, exposed soil, and silt trails show where water moves with force.
  • Irrigation placement. Zones running against a slab edge create their own moisture concentration.
  • Available fall and outlet options. Where is there lower ground to discharge to, and does reaching it cross a drainage easement or a neighbouring property?

A surprising number of drainage problems resolve with regrading and gutter extensions rather than buried pipe. Where that is the case, we will say so.

The Components and What Each Is For

French drains

A trench containing perforated pipe bedded in washed gravel and wrapped in a geotextile fabric filter. Water enters the gravel, migrates into the pipe, and flows by gravity fall to a discharge point. The fabric keeps fine soil out of the gravel, which is what determines whether the drain still works in ten years.

Appropriate where subsurface water is moving through the soil toward a structure, or where surface water needs intercepting along a slope before it reaches the house. A French drain needs genuine fall. A level trench full of gravel is a reservoir, not a drain.

Catch basins

A box set into a low point with a grate on top, connected to solid drain outlet piping. Appropriate where water visibly collects in a defined spot rather than moving through soil. Basins are the right answer for a dip in a lawn, the bottom of a slope, or a patio corner that holds water. They collect debris as well as water, so they need periodic clearing.

Surface swales

A shallow shaped channel formed by yard regrading that carries water along a chosen route. No pipe, no gravel, no excavation beyond shaping the ground. Where there is space and fall, this is the least intrusive option and frequently the most durable, because there is nothing buried to silt up.

Solid outlet piping and gutter extensions

Downspouts connected to solid pipe that carries roof water underground to a discharge point well away from the foundation. This is often the single most cost-effective improvement available, and it addresses a genuinely large volume of water.

Channel and trench drains

Linear grated drains set flush into paving, used where a driveway, patio, or walkway needs to shed water across its width rather than at a point.

Sump basin and pump

Used only where gravity fall is genuinely unavailable. A pump adds mechanical failure points, power dependency, and maintenance. Where gravity will work, gravity is the better system.

Where the Water Goes

Discharge point selection is the part of drainage design that gets least attention and causes the most trouble later.

Every gravity system needs an outlet at lower elevation than the collection point. That outlet has to be somewhere the water can legitimately go: a street curb, a lower rear grade, a natural drainage path, or an existing storm connection where one is available and permitted. Discharging onto a neighbouring property or into a drainage easement without regard for how it is meant to function creates a problem that is not solved by having fixed yours.

The last two rows matter. Drainage is not an automatic companion to foundation repair, and foundation repair is not an automatic consequence of a wet yard. They are assessed separately and recommended on their own evidence.

What Drainage Will and Will Not Do

It will: reduce moisture concentration around the perimeter, remove standing water, carry roof volume away from the slab, and reduce erosion and washout under adjacent flatwork.

It will not: lift a foundation that has settled, re-support a dropped beam, reverse existing cracking, or guarantee that no future movement occurs. Soil still moves seasonally even under well-managed moisture conditions.

Drainage protects a repair and reduces future risk. Presented as a substitute for repair on a foundation that has genuinely moved, it is overselling, and we will not do it.

Maintenance

Drains are infrastructure, and infrastructure needs attention.

  • Clear catch basins of leaves and sediment, particularly after storms and through autumn.
  • Check outlets for vegetation growth and debris blockage.
  • Watch for water surfacing where it should not, which usually means a blockage upstream.
  • Keep the fabric-wrapped sections free of soil disturbance during landscaping work.

You get written maintenance guidance on completion, because a drain nobody maintains eventually becomes a buried trench that holds water against your foundation, which is the opposite of the objective.

Can poor drainage really cause foundation movement?

It can contribute significantly. Expansive clay changes volume with moisture content, and the damaging pattern is uneven moisture rather than wet or dry in itself. Water concentrating at one corner while another side stays dry produces exactly the differential the structure has to accommodate. Positive drainage away from foundations reduces that unevenness. It is one factor among several, not the whole story, and an evaluation is what establishes its role on your property.

What is a French drain and when is it appropriate?

A French drain is a trench containing perforated pipe surrounded by washed gravel, usually wrapped in a geotextile fabric filter. Water enters the gravel, migrates into the pipe, and is carried away by gravity fall to a discharge point. It is appropriate where subsurface water moves through the soil toward a structure, or where surface water needs intercepting along a slope. It needs adequate fall and a legitimate outlet to work at all.

What does a catch basin do?

A catch basin is a box set into a low point with a grate on top, collecting surface water and directing it into solid drain outlet piping. It is the right component where water visibly pools in a defined spot: a low corner of a lawn, the bottom of a slope, or a patio area that holds water after rain. Basins need periodic clearing because they collect leaves and sediment along with the water.

What is a swale?

A swale is a shallow, deliberately shaped channel in the ground surface that directs water along a route rather than letting it sheet across or collect. It is achieved through yard regrading rather than by installing anything, which makes it the least intrusive drainage measure available. Where the ground has adequate fall and space, a swale often does the job without any pipe at all.

Where does the water actually go?

To a discharge point with lower elevation than the collection point, since these are gravity systems. That might be a street curb, a rear property line at a lower grade, a natural drainage path, or in some cases a sump basin and pump where gravity is not available. Drain outlet placement is a real design question and it has to respect drainage easements and neighbouring property. We establish it before designing the system, not after digging the trench.

Do I need a sump pump?

Only where gravity fall is genuinely unavailable, which is uncommon on most San Antonio residential lots but does occur on flat sites or where the collection point sits below every available outlet. A sump basin and pump adds mechanical complexity, needs power, and requires maintenance. Where gravity will work, gravity is the better system.

What is the cheapest meaningful drainage improvement?

Usually roof runoff management. A typical roof sheds a very large volume of water in a storm, and if downspouts discharge at the foundation, that volume is being delivered directly to the soil you least want saturated. Gutter extensions carrying water several feet out, or underground solid piping to a proper outlet, is inexpensive relative to trenching and often makes a measurable difference.

Will drainage work fix a foundation that has already moved?

No, and anyone suggesting otherwise is overselling. Drainage manages moisture going forward, which reduces the risk of further movement. It does not lift a settled slab or re-support a dropped beam. Where a foundation has already moved enough to warrant repair, drainage is a companion measure that protects the repair, not a substitute for it.

Should drainage be done before or after foundation repair?

It depends on the site and the scope. Where excavation for piers will disturb the same ground a drain would occupy, sequencing them together is more efficient and avoids digging twice. Where drainage is addressing an active water source that is driving the movement, it may need to come first. The written scope sets out the sequence and the reasoning.

Is drainage always recommended with foundation repair?

No. It belongs in a scope when the site conditions justify it: standing water near the foundation, negative grade toward the house, roof water discharging at the perimeter, or visible erosion. Where drainage is already adequate, adding it is an unnecessary cost and we will say so. A contractor who attaches drainage to every foundation proposal is selling a package rather than assessing a property.

How much do drainage improvements cost?

It tracks linear footage of trench, depth, the number of basins and outlets, soil and rock conditions during excavation, access for equipment, and how much surface restoration is included. A downspout extension and a hundred-foot French drain with two basins and a piped outlet are very different jobs. The written quote states components, lengths, and what restoration is covered.

Do drains need maintenance?

Yes. Catch basins collect leaves and sediment and need clearing, particularly after storms and in autumn. Perforated pipe silts up gradually even with a geotextile fabric filter, though good filtration slows it considerably. Outlets get blocked by vegetation and debris. We provide practical drain cleaning and maintenance guidance so the system continues doing what you paid for.

Can regrading alone solve the problem?

Sometimes, and it is worth checking before committing to buried pipe. If the ground slopes toward the house, or if raised beds and added patios have built up grade against the slab, correcting that geometry can resolve a surprising amount. Yard regrading to establish positive drainage away from foundations is often the first recommendation rather than the last resort.
