Three Categories, Not Two
The common framing is cosmetic versus structural, but there is a middle category that matters and gets collapsed into one side or the other.
Cosmetic repair addresses appearance. Filling and finishing so the crack is not visible.
Sealing addresses water exclusion. Preventing moisture entry through the crack, which matters for durability even where nothing structural is wrong.
Structural repair addresses capacity. Restoring or reinforcing the ability of the material to carry load across the crack.

What Actually Determines the Category
Not the crack’s appearance. Four things:
Is it active or dormant? A dormant crack has stopped moving; an active one has not. This is established by marking and dating the ends and comparing over a wet and a dry season, or by measurement.
Is there displacement? Whether one side sits proud of the other. In-plane displacement means the two sections moved relative to each other rather than simply separating, which is a more significant observation than width.
What is the floor profile behind it? An elevation survey establishes whether the structure behind the crack has moved. This is the input that converts a wall observation into a foundation finding, or rules it out.
What is the element doing? A crack in a non-load-bearing partition is a different matter from a crack in a foundation wall or a structural element.

The bottom row of that table is the one worth reading twice. None of these repairs addresses the cause. They address the crack. If the cause is ongoing foundation movement, crack repair of any category is treating a symptom.
Why We Will Not Diagnose From a Photograph
People send us photographs regularly and the honest response is always the same: the photograph shows the crack, and the crack is not the question.
Two visually identical cracks can sit above a perfectly flat floor and above a floor with significant differential settlement. The first is a material question with a straightforward repair. The second is a foundation question where crack repair would be money spent on the wrong problem.
Nothing in the image distinguishes them. That is not caution, it is just what the evidence can and cannot support. A foundation evaluation provides what the photograph cannot.
The honest recommendation is often to wait
If you have a crack and you do not know whether it is active, mark the ends, date the mark, photograph with a scale, and check again after a wet season and a dry one. That costs nothing and it answers the question that determines the repair. Filling it first removes the evidence.
When Cosmetic Repair Is the Right Answer
- The crack has been stable across documented checks.
- The elevation profile shows no meaningful differential.
- There is no displacement.
- The element is not structural.
- Appearance is the actual concern.
In that situation, fill it, finish it, and stop thinking about it. There is no virtue in escalating a stable hairline crack into a foundation project.
When Structural Repair Is the Right Answer
- The element carries load and the crack has reduced its capacity.
- An engineer has specified reinforcement.
- The crack is dormant but the section needs structural continuity restored.
And critically: where the underlying movement has been addressed or has stopped. Structural crack repair on an actively moving structure fails, because the repair is rigid and the movement is not.
