Signs of Pier-and-Beam Foundation Problems

How pier-and-beam home owners recognize problems: bouncy or sloping floors, gaps, moisture indicators, and when to request an evaluation.

What Pier-and-Beam Problems Feel Like

Raised homes announce their problems differently from slab homes, and the difference is useful.

A slab is one rigid element. When it moves, it moves as a broad section and the symptoms appear across a whole area. A pier-and-beam floor is a framework of individual members, so a single failing joist produces a very local effect: one bay of floor that gives underfoot while the room around it is fine.

The Observations That Matter

Bounce or give underfoot

The most characteristic raised-home symptom. A floor that flexes as you walk across it, often confined to one area or one direction of travel.

What it usually means: a joist that has weakened through rot, termite damage, splitting, or over-notching for plumbing; a girder spanning too far; or a pier that has settled and is no longer carrying load.

What to note: exactly where it occurs, whether it is one spot or a run, and whether furniture in that area moves when someone walks past.

Sloping floors

A broad fall across a room or through the house, distinct from local bounce. This points to differential support: one or more piers or footings have moved relative to the others.

What to note: which direction the floor falls in each room, and whether the fall is consistent across the house or confined to one section.

Gaps at baseboards and trim

Separation opening between the baseboard and the floor, or where trim meets the wall. On raised homes this often accompanies a change in support and it is worth photographing with a date.

Doors binding at one corner

The same taper test as on any foundation: if the gap around a door is wider at one corner and closing at the diagonally opposite one, the opening has racked.

Crawlspace indicators

If you can safely look, or if you have photographs from an inspection:

  • Standing water or persistently damp soil.
  • Absent, torn, or displaced vapor barrier.
  • Dark staining on beams, particularly near bearing points.
  • Visible fungal growth.
  • Termite tubes running up piers or along framing.
  • Piers that appear tilted, cracked, or settled relative to their neighbours.
  • Shims that have fallen out or sit loose.

Musty odour in the house

Separating the Two Questions

Pier-and-beam assessment answers two questions rather than one, and keeping them apart makes the findings much clearer.

A floor that bounces with sound piers underneath is a wood question. A floor that slopes with sound framing above is a support question. Many homes have some of each, which is why the findings are recorded by location rather than as a general condition.

What bounce is not

Bounce is rarely a soil problem. Homeowners often arrive worried about their foundation when what they have is a joist that has been notched for a plumbing run and has been slowly losing capacity ever since. That is a comparatively small repair and it is worth knowing before the conversation escalates.

What to Document

  1. Which rooms slope, and which direction.
  2. Where the floor bounces or gives, as precisely as you can locate it.
  3. Which doors bind and at which corner.
  4. Gaps at baseboards and trim, photographed with a date.
  5. Any musty odour and where it is strongest.
  6. Crawlspace photographs if you can take them safely.
  7. Any history of plumbing leaks, drainage work, or previous foundation repair.

When to Request an Evaluation

Request one when bounce is noticeable and locatable, when floors slope meaningfully, when crawlspace moisture is evident, when you can smell damp inside, or when doors have progressively worsened.

Also request one if you are buying an older raised home. The crawlspace is where the real condition of a pier-and-beam house is visible, and a general home inspection does not usually produce an elevation profile or a detailed record of framing condition.

Why do my floors feel bouncy?

Bounce usually points to the framing rather than to the ground. A weakened or undersized subfloor joist, a girder spanning further than it should, or a pier that has settled and stopped carrying its share will all produce give underfoot. It is measurable and it is usually repairable without touching the soil at all.

Is crawlspace moisture a foundation issue?

It becomes one. Persistent damp supports fungal decay in beams, joists, and sill plates, and rotted wood carries less load than sound wood. So moisture starts as an environmental condition and turns into a structural one. It is worth evaluating in its own right, separately from any question about soil movement.

Should I go into the crawlspace myself?

Only if you are comfortable doing so and it is safe. Crawlspaces have low clearance, poor air quality, wildlife, and sometimes exposed wiring. If you do go in, take a strong light and photograph what you see rather than trying to assess it. Photographs of beam bearing points and any standing water are genuinely useful to an evaluator.
