Uneven or Sloping Floors: What to Check

How uneven and sloping floors are observed and measured, what to document, and when to request a foundation evaluation.

The Short Answer

A sloping floor tells you there is a difference in elevation between two points. It does not tell you how much, where the high and low points sit, whether it is getting worse, or what is underneath causing it.

Those are measurement questions, and they are what a foundation evaluation answers. The useful thing you can do before that is describe the observation precisely, which this guide explains how to do.

How People Notice It

Almost nobody notices a sloping floor directly. They notice the consequences:

  • A dropped ball or marble that consistently rolls in one direction.
  • Furniture that rocks even after being adjusted, or a table that never sits right.
  • An area rug that will not lie flat.
  • A visible gap under a long piece of furniture at one end.
  • A sensation underfoot, particularly walking barefoot or in one specific area.
  • On raised homes, a bounce or give underfoot rather than a slope.

That last one is a different observation and it is worth separating. Bounce points to the framing above the supports. Slope points to the supports themselves or the ground beneath them.

How Floors Are Actually Measured

An evaluation uses a digital manometer to establish relative elevation between points across the entire floor plan. Readings are taken at a consistent spacing, room by room, then plotted so the result is a contour of the floor rather than a list of numbers.

That plot is the substance of the assessment, and it answers three things a marble cannot:

Magnitude. How much total relative difference exists across the plan.

Shape. Whether the profile falls steadily toward one corner, dips at the perimeter, or rises in the middle. Each shape points somewhere different: a dropping corner suggests differential settlement, a rising centre suggests heave and possibly a plumbing leak, a lifted perimeter suggests edge lift from clay swelling.

Location. Where the extremes sit relative to the structure, the drainage, and the site conditions outside.

Without the shape, a number is nearly useless. A house that is uniformly low across its whole footprint is not damaged by that. A house with a half-inch differential concentrated across two rooms may well be.

Slab Floors Versus Pier-and-Beam Floors

On a raised home, a sagging area with bounce very often traces to a specific joist or a girder bearing point rather than to ground movement. The limit of the marble test

It confirms a slope exists and shows the direction of fall in that room. It cannot compare one room to another, it cannot tell you the magnitude, and it cannot tell you whether the slope is stable or progressing. Treat it as the reason to measure properly, not as the measurement.

What to Document

  1. Which rooms feel uneven, and which direction the fall runs in each.
  2. Whether the sensation is slope, bounce, or both.
  3. Any specific spot that feels soft or gives underfoot.
  4. Where furniture rocks or gaps appear under long pieces.
  5. Whether doors in the affected area also bind, and at which corner.
  6. Roughly when you first noticed it and whether it has changed.

If you own a long spirit level, place it in several positions per room and note where the gap opens beneath it. Photograph it with the date. This is not a survey, but it is a far better description than “the floor feels off,” and it makes the eventual measurement more efficient.

What Else Can Cause It

Subfloor rather than structure. On raised homes, deteriorated subfloor sheathing between joists can produce a soft spot with no structural movement behind it.

Flooring installation. Tile set over an uneven substrate, or engineered flooring laid over a poorly levelled subfloor, can feel uneven without anything having moved since.

Original construction. Some floors were never level. Older homes in particular were built to tolerances that would not pass today, and an out-of-level floor may simply be original.

An elevation survey does not distinguish these on its own, which is why the visit also includes a crawlspace inspection where applicable and a conversation about the home’s history.

When to Request an Evaluation

Request one when the slope is noticeable rather than subtle, when it has changed since you first noticed it, when it appears alongside cracking or binding doors, or when you want a measured baseline before buying or selling.

A baseline is worth having in its own right. Two surveys taken a year apart answer the question “is this moving” definitively, and that question is usually the one people actually want answered.

How much floor slope is normal?

Some deflection exists in almost every house, and there is no single number that separates acceptable from unacceptable across all constructions. What an elevation survey establishes is the magnitude, the shape, and where the low point is. Those three things, compared against a reasoned deflection threshold for the construction type, are what inform a recommendation.

Can I measure floor slope myself?

You can flag it. A marble or a long spirit level will tell you a slope exists and roughly which way it falls. What neither will do is quantify relative elevation across an entire floor plan, which is what a digital manometer produces and what a plotted profile requires. Your test is a useful trigger, not a substitute.

Do sloping floors always mean foundation repair?

No. On a pier-and-beam home a sagging floor in one bay can trace to a single weakened joist rather than to ground movement. On a slab, a localised dip may relate to the subfloor finish rather than the slab beneath it. Measurement across the whole plan is what distinguishes a local issue from a structural one.
