The Question Homeowners Actually Ask
“My foundation quote includes drainage. Do I need it, or is this an upsell?”
That is a fair question and it deserves a direct answer: sometimes you need it and sometimes it is an upsell, and the way to tell is whether the recommendation is grounded in observations from your property.

When Drainage Belongs in the Scope
Standing water against the foundation. Water sitting at the perimeter for a day or more after rain, particularly on the elevation where movement was measured.
Negative grade. Ground falling toward the house rather than away from it, on any elevation.
Roof water at the perimeter. Downspouts discharging at or near the foundation with no extension. A roof delivers a large volume, and this is usually the cheapest thing to correct.
Visible erosion. Washed bed edges, silt trails, and exposed soil showing water moving with force near the structure.
Water reaching a crawlspace. On raised homes this drives wood decay as well as soil movement, and it is a structural concern in its own right.
A correlation between the wet elevation and the measured movement. The strongest single indicator: the side of the house that stays wet is the side the elevation profile shows has moved.
When It Does Not Belong
- Grade falls away properly on every elevation.
- Downspouts already discharge well clear of the structure.
- No standing water or erosion is present.
- The measured movement does not correlate with any observable water concentration.
- The movement is better explained by another cause, such as an under-slab plumbing leak or fill settlement.
In those situations drainage work is cost without benefit, and it should not be in the proposal.
Sequencing
Together, in one project. The most common arrangement where both are warranted. Excavation for perimeter piers opens the same ground a drain would occupy, so combining them avoids digging twice and reduces the total landscaping disturbance.
Drainage first. Where an active water source is clearly driving the movement and where allowing conditions to normalise before repair would produce a better outcome. Less common, but appropriate on some sites.
Repair first, drainage after. Where the structural situation is urgent or where the drainage design depends on the finished grade after the repair work.
Whichever applies, the reasoning should be in writing rather than presented as standard practice.

What It Does Not Contribute
It does not reduce the pier count. It does not lift anything. It does not close existing cracks. And it does not remove the need for repair on a foundation that has already moved.

The question to ask about any drainage line in a quote
“What did you observe that led to this recommendation, and where will the water discharge?” A grounded answer names the elevation, the observation, and the outlet. A vague answer about protecting the investment is a package rather than an assessment.
Cost Implications
Drainage adds cost, and how much depends on what is involved.
Low cost. Downspout extensions, minor regrading, pulling beds back from the foundation. Often small enough to be almost incidental within a larger project.
Moderate. A run of French drain along one elevation with a viable outlet, or a catch basin with outlet piping.
Higher. Multiple runs, significant trenching depth, difficult access, or a situation with no easy outlet requiring a longer run or a pump.
Combining drainage with pier work generally reduces the drainage cost relative to doing it separately, because the excavation and the mobilisation are shared. That is a genuine efficiency rather than a sales argument, and it is why the sequencing conversation is worth having before the work starts rather than a year later.
