The Mechanism, Briefly
Expansive clay changes volume with moisture content. It swells when it takes up water and shrinks when it releases it. In San Antonio, a wet spring followed by a hot dry summer produces a substantial annual swing.
The swing itself is not what damages structures. What damages them is the difference between one part of a perimeter and another. If every side of a house dries at the same rate, the house moves as a unit. If the shaded north side stays damp while the west elevation bakes, the house has to bridge that difference.
Watering is an attempt to reduce that difference. Understanding what it can achieve, and what it cannot, is the substance of this guide. What Drought Does
Prolonged dry periods drive moisture out of the soil profile, and the effects show up in a recognisable sequence.
Surface cracking. The soil surface develops a polygonal crack pattern, sometimes with fissures several inches deep.
Perimeter separation. A visible gap opens between the soil and the slab edge. On some properties this reaches an inch or more in a severe drought.
Depth of effect. The drying zone extends deeper over a prolonged drought, reaching soil that normally stays at stable moisture. This is why a multi-year drought produces movement that a single dry summer does not.
Accelerated drying near trees. A mature tree actively removing water from clay creates a localised dry zone. During drought, that zone deepens and widens.
Cumulative rather than fully reversing. After a severe drought, the following wet season may not restore the original profile. Net movement accumulates.
Watering: What It Is Actually For
The objective is a steadier moisture level around the whole perimeter. Not wet soil. Steady soil.
Consistency beats volume. A modest amount delivered regularly does more than an occasional heavy soaking, which produces a spike followed by a return to dry.
Even coverage is the whole point. Watering one elevation and not another creates exactly the differential you are trying to eliminate. If you water, water all the way round.
Soaker hose over sprinkler. A soaker hose laid at a consistent distance from the foundation, typically a foot or two out, delivers slowly into the soil rather than mostly evaporating.
Distance matters. Directly against the slab is not the target. A consistent offset, watering the soil that the foundation bears on rather than the slab edge itself, is the practical approach.
Timing. Early morning reduces evaporation loss compared with midday.
The SAWS Context
San Antonio Water System operates drought restriction stages, and those stages change based on aquifer conditions. Rules for foundation watering differ from rules for landscape irrigation and differ between stages.

Foundation watering is often treated separately. Restrictions frequently distinguish between landscape watering and foundation watering, and hand-watering or soaker-hose use near a foundation may be permitted when sprinkler irrigation is not. Confirm the specifics for the current stage.
What watering cannot do
It cannot lift a foundation that has settled. It cannot close cracks that formed from movement. It cannot make a failed support system carry load again. It reduces the driver of future movement, which is genuinely worthwhile and is a different claim entirely.
When Rain Returns
The fall rains after a dry summer produce visible effects. The perimeter gap closes. Some doors operate better. Some cracks narrow.
That is soil returning toward its previous volume, and it is easy to read as a problem resolving. Sometimes it genuinely is straightforward seasonal cycling. Sometimes the structure has moved net downward over several years and the annual swelling simply masks it for a few months.
The only way to distinguish them is a measured comparison. An elevation survey taken at the dry end of the cycle, compared against one taken after a wet season, shows whether the structure is returning to the same position each year or working its way steadily in one direction. That comparison is the most informative thing a homeowner in this region can hold, and it is what a foundation evaluation provides as a baseline.
Rapid Rewetting and Its Own Risk
Heavy rain on severely desiccated clay is not a gentle process. Water enters the surface fissures and reaches depth quickly, and the soil swells rapidly. Where that happens unevenly, and it usually does, the structure experiences movement in the other direction.
This is one reason drainage matters as much as watering. Where roof water and surface runoff concentrate at one elevation, that elevation swells faster and further than the rest.
A Practical Routine
- Check the current SAWS stage and what it permits.
- Lay soaker hose at a consistent offset around the full perimeter, not just the visibly dry side.
- Run for a modest period on a regular schedule rather than occasionally and heavily.
- Adjust with conditions rather than running a fixed schedule through a rainy week.
- Keep roof water away from the perimeter so rain does not undo the consistency.
- Photograph the perimeter gap and any cracks, with dates, at the dry end and the wet end.
