Foundation Maintenance for San Antonio Homeowners

Practical maintenance to reduce foundation movement risk: moisture management, drainage upkeep, watering, and seasonal checks.

What Maintenance Can and Cannot Do

Foundation maintenance manages the mechanism. In San Antonio that mechanism is moisture: expansive clay changes volume as it takes up and releases water, and uneven moisture around a perimeter produces uneven movement.

What maintenance achieves is reducing the size of the seasonal swing and the difference between one elevation and another. What it does not achieve is lifting a foundation that has already settled, closing existing cracks, or guaranteeing that nothing moves.

Moisture Consistency Around the Perimeter

The objective is not wet soil or dry soil. It is soil that stays roughly as wet as the soil on the other side of the house.

Watch for asymmetry. The shaded north elevation holds moisture longer than the west elevation that bakes all afternoon. A bed under a downspout stays damp while the opposite corner dries. Over a season those differences accumulate.

Water evenly if you water. A soaker hose laid at a consistent distance from the foundation, running on a regular schedule for a modest period, does more good than an occasional heavy soaking of one side. Follow the current SAWS watering stage, since restrictions change and foundation watering is treated differently under different stages.

Do not saturate. Standing water against a foundation creates its own problems, including hydrostatic pressure and, on raised homes, crawlspace moisture and wood rot. Consistency, not volume.

Drainage Upkeep

This is where the cheapest meaningful improvements sit.

  • Downspout discharge. A roof sheds an enormous volume in a Texas storm. Every downspout should carry water well clear of the foundation, whether by extension or by underground solid pipe to a proper outlet.
  • Gutter clearing. Blocked gutters overflow at the eave and deliver water straight to the perimeter, which defeats the point of having them.
  • Grade. The ground should fall away from the house on every elevation. Beds and patios built up against the brick ledge over the years reverse that.
  • Existing drains. Catch basins collect leaves and sediment and need clearing. Buried perforated pipe silts up over time. A drain nobody maintains eventually holds water rather than removing it.

Vegetation

Trees are not the enemy, and removing a mature oak because it is near a house is usually the wrong response.

What is worth doing:

  • Note the distance and species of large trees near the foundation.
  • Watch for soil that dries noticeably faster near a root mass during dry periods.
  • Keep the moisture regime near those areas as consistent as elsewhere.
  • Where a tree is genuinely implicated and removal is being considered, understand that removing a large tree can itself cause movement as the soil takes up moisture the tree was removing. It is not a neutral action.

Root barriers are sometimes recommended where a tree is close and the evidence supports it. That is a property-specific determination, not a default.

Seasonal Checks

Twice a year, at the wet end and the dry end of the cycle, walk the perimeter and look at the interior.

Outside:

  • Where the soil has pulled away from the slab, and where it has not.
  • Downspout discharge points and any erosion.
  • Standing water and where it collects.
  • Grade direction on each elevation.
  • Brick and mortar cracking, photographed with a scale and a date.

Inside:

  • Door and window operation, room by room.
  • Cracking at openings and at wall-to-ceiling junctions, photographed with a scale and a date.
  • Gaps at trim and baseboards.
  • Anywhere the floor feels uneven or soft.

In the crawlspace, if you have one:

  • Standing water or damp soil.
  • Vapor barrier condition.
  • Any musty odour, which points to moisture.

The point is comparison, not inspection

A single walk around the house in September tells you very little. The same walk in September and again in April, with dated photographs, tells you whether anything is changing. Change is the signal. A static condition, however visible, usually is not.

An Annual Checklist

  1. Clear gutters and check every downspout discharge point.
  2. Check grade on all four elevations and correct anywhere falling toward the house.
  3. Clear catch basins and check drain outlets for blockage.
  4. Photograph all known cracks with a scale and the date.
  5. Note door and window operation and compare against last year’s notes.
  6. Check the crawlspace for water, if applicable.
  7. Review irrigation zones for anything running against the slab edge.
  8. Check the current SAWS stage before adjusting any watering routine.

When Maintenance Is Not Enough

Maintenance manages risk. It does not address a foundation that has already moved measurably.

If your dated photographs show a crack widening, if door operation has worsened progressively rather than seasonally, or if a floor has become noticeably uneven, the next step is measurement rather than more diligent watering. At that point an elevation survey is what answers the question.

Should I water my foundation in a drought?

Watering reduces risk of further movement; it does not undo settlement that has already occurred.

Do trees near the house harm foundations?

Large trees draw moisture from clay during dry periods, and localised drying near a root mass can contribute to shrinkage beneath a nearby foundation. Species, distance, and root direction all matter, so the presence of a tree is not itself a problem. We describe what we observe rather than recommending removal by default.

How often should I check my foundation?

A perimeter walk twice a year, at the wet end and the dry end of the cycle, is a reasonable rhythm. The value is in the comparison between checks rather than in any single inspection. Photograph cracks with a date and a scale so you have something to compare rather than a memory.
